Investigating Construction Defects at Avalon Hotel – JVC, Dubai

This project was a dedicated effort to unravel and resolve the mystery of construction defects affecting the wet areas within apartments at Avalon Hotel, JVC, Dubai. The primary focus was to pinpoint and understand the root cause of the prevalent issue – efflorescence.

Efflorescence, characterized by a crystalline deposit of salts, manifests when water is present in or on building materials such as brick, concrete, stone, or stucco, often leaving behind a white or greyish tint from salt deposits after evaporation.

The recurrence of seepage on the walls signified potential issues during the construction process, which included, but were not limited to:

Inadequate installation of waterproofing systems or usage of defective waterproofing.

Plumbing leakages.

Faulty plumbing works.

Inferior quality of construction materials like blocks, mortar, and plaster.
