Comprehensive Building Defect Assessment – JVC Dubai

This project involved a detailed investigation into construction defects affecting various apartments in a high-end residential complex located along the Canal Boardwalk in Business Bay, Dubai. The defects primarily manifested as efflorescence, a white crystalline deposit of salts that appears on surfaces like brick, concrete, and stone when water is present. Efflorescence not only detracts from the building’s aesthetic but also indicates potential underlying moisture issues.

Previous repair attempts by the facility management team had failed, as seepage reappeared in most affected apartments after they were reoccupied. The primary objectives were to identify the root causes of these defects and recommend effective repair solutions.

Conditional assessment works:

The investigation was conducted in close coordination with the client’s representative. The agreed-upon sequence of work included:

  1. Visual Inspection: Conducted across multiple apartments to assess the extent of defects.
  2. Selection of Apartments: Three apartments were selected for a detailed investigation based on the severity of the observed issues.
  3. Non-Destructive and Destructive Testing: A combination of testing methods was used to uncover the underlying causes of the defects.
  4. Recommendations: Developed based on the findings to guide the contractor in executing the necessary repairs.

The investigation revealed that the seepage and resultant efflorescence were due to multiple factors:

  • Inadequate Waterproofing: The waterproofing systems were found to be improperly installed, particularly around thresholds and wall joints.
  • Plumbing Issues: Faulty plumbing connections and drainage systems contributed to moisture ingress.
  • Substandard Construction Materials: Poor quality tiles, grout, and plaster exacerbated the problem, leading to widespread damage in certain areas.
