Project Description: Comprehensive building condition assessment

Super Arc Consultant LLC was commissioned to assess and identify the root cause of construction defects at a Hotel in Business Bay, Dubai. The defects, particularly in wet areas of various apartments, resulted in the appearance of efflorescence—salt deposits caused by water seepage through building surfaces. Despite previous attempts by the facility management to repair these issues, the seepage reoccurred, requiring a comprehensive assessment and solution.

Our team was tasked with conducting a thorough investigation, determining the underlying causes, and providing a detailed comprehensive building condition assessment report along with recommendations. Additionally, we prepared a Bill of Quantities (BOQ) and tender documents to enable the client to assign a contractor for the necessary remedial works.

Scope of Work

  1. Visual Inspection and Categorization
    A visual inspection of the affected apartments was carried out, during which defects were categorized into three levels based on severity:
    • Category 1: No visible signs of seepage.
    • Category 2: Moderate efflorescence and wall discoloration, with signs of moisture damage extending up to 20cm.
    • Category 3: Severe efflorescence and wall discoloration, with damage extending up to 40cm.
  2. Selection of Apartments for Detailed Investigation
    From each defect category, one representative apartment was selected for further investigation, where tiles, sanitary fixtures, and waterproofing systems were dismantled to expose the raw materials and plumbing systems.
    Apartments selected:
    • Category 1: Apartment 1
    • Category 2: Apartment 2
    • Category 3: Apartment 3
  3. Non-Destructive and Destructive Testing
    Testing was conducted in the selected apartments to identify potential causes of the seepage. This included inspecting the waterproofing systems, plumbing connections, and construction materials.

Findings

  • Category 1 :
    No significant water leakage was observed. However, issues with the improper installation of the waterproofing system at the threshold were noted.
  • Category 2 :
    Water saturation was observed under the tiles, caused by poor sealing of the floor trap system and inadequate waterproofing at the threshold.
  • Category 3 :
    Severe water seepage was noted, particularly due to faulty waterproofing systems and improper tile grout application, allowing water to travel between rooms.

Recommendations and Remedial Measures

Based on the detailed findings from the comprehensive building condition assessment report, our team provided a set of recommendations to rectify the identified issues.

Bill of Quantities and Tender Documentation

A comprehensive Bill of Quantities (BOQ) and tender documentation were prepared to guide the client in appointing a qualified contractor to carry out the remedial works. These documents include detailed specifications for materials, labor, and timelines, ensuring that all required repairs are addressed effectively and efficiently.
